The offering is deliberately finite: 32 architecturally distinct freehold estates on generous multi-acre lots, each with pristine waterfront and coveted sun exposure. One-third of the island is placed under permanent conservation, and surrounding waters are protected for fish habitat — scarcity is built into the plan itself.
Access is part of the appeal: a dedicated boat chauffeur escorts owners from a mainland dock to the island in minutes, while the mainland Homeowner Residence Club anchors daily life — backed by 24×7 concierge and the service culture the Ritz-Carlton name implies.

Density Group Limited
A privately held, Toronto-based firm known for taking complex projects from concept to completion, with land-development experience across Canada, the U.S. and Europe. Muskoka is positioned as its signature legacy project.
Studio Caban · Norm Architects
Tucson-based Studio Caban with interiors by Copenhagen’s Norm Architects — timeless Scandinavian minimalism meets Canadian materiality. Local granite, river stone and wide-plank hardwood; expansive glass dissolving the line between interior and forest.
The Ritz-Carlton
The residences carry the Ritz-Carlton name under licence, bringing branded service standards, concierge culture and a globally recognised luxury marque. The brand is licensed — not an ownership stake by Marriott (see note).
The Ritz-Carlton Residences, Muskoka are not owned, developed, promoted or sold by Marriott International, Inc. or its affiliates. Langmaids Island Corp. uses The Ritz-Carlton marks under a licence from Ritz-Carlton, which has not confirmed the accuracy of statements made in project materials. If the licence is terminated or expires without renewal, the project would no longer be associated with the Ritz-Carlton brand. We flag this because it is material to long-term brand value.

Cathedral ceilings and expansive glazing open the great room to the lake; wood and stone mirror the surrounding forest. Every home is oriented to its own outlook, so no two estates read the same.

Lots are sold freehold, with two routes to a finished home. Pricing is developer-stated and inclusive of HST on the land component; turnkey home packages are quoted individually.
Purchase the waterfront lot and close on the land first, then build with an approved custom Muskoka luxury builder — your choice of builder, within architectural guidelines set by the Ritz-Carlton global design team and Density Group. Build must commence within two years of lot closing.
